Program Description

The NW 79th Street CRA Neighborhood Improvement Program provides residential rehabilitation grants to improve curb appeal, property safety, and neighborhood beautification throughout the CRA redevelopment area. The program supports exterior home improvements, life-safety upgrades, and housing stabilization efforts for eligible homeowners and rental properties.

Properties listed for sale or previously funded within the last three years may not qualify.

Funding Structure

  • Grants of up to $30,000 per property
  • Single-family homes may qualify with no owner match requirement
  • Rental and multi-unit properties require owner matching contributions
  • Certain grants are forgivable after compliance periods of up to five years
  • CRA-funded projects are managed through an approved construction and rehabilitation provider

Eligible Improvements Include

  • Roof repair or replacement
  • Impact windows and doors
  • Exterior painting and stucco repairs
  • Driveways, walkways, fencing, and landscaping
  • ADA accessibility improvements and ramps
  • Energy-efficient HVAC systems and water heaters
  • Electrical and safety upgrades
  • Flood mitigation and drainage improvements
  • Security lighting and exterior enhancements
    Emergency health and safety repairs

Eligibility and Conditions

  • Own property within the NW 79th Street CRA boundaries
  • Meet Miami-Dade County income eligibility requirements (up to 140% AMI)
  • Maintain current taxes, insurance, mortgage, and utilities
  • Have no active foreclosure, unresolved liens, or major code violations
  • Submit all required financial and property documentation
  • Maintain compliance with CRA affordability and property maintenance requirement
